This past winter reminded us just how vulnerable community associations can be to water damage and freezing temperatures.
Between December 2025 and March 2026, condominium and association communities experienced 61 property claims, resulting in more than $1.6 million in paid losses, with additional claims still being adjusted. While winter storms, wind, snow, and fallen trees all contributed to damage, one trend stood out above all others—water.
The majority of losses stemmed from frozen and burst pipes, sprinkler system failures, water line breaks, and leaks that spread through multiple units before they were discovered. In many cases, a single pipe failure affected several units and common areas, turning what started as a maintenance issue into a significant insurance claim.
Many of the most costly claims involved:
- Frozen sprinkler lines
- Burst domestic water lines
- Water damage spreading between units
- Failures in attics, crawl spaces, utility rooms, and mechanical areas
- Vacant or seasonal units where damage was not discovered immediately
The good news is that many of these losses are preventable.
Associations can reduce their exposure by taking a proactive approach before cold weather arrives. Annual inspections of plumbing and sprinkler systems, insulating exposed piping, maintaining adequate heat in vulnerable areas, and addressing known maintenance concerns can go a long way toward preventing costly damage.
Boards should also review procedures for vacant and seasonal units. Encouraging owners to maintain heat, shut off water when appropriate, and provide emergency access information can help limit the severity of a loss if one occurs.
Just as important is having an emergency response plan in place. Knowing who to call, how to shut off water quickly, and having restoration vendors identified before an emergency occurs can significantly reduce damage and recovery costs.

The biggest takeaway is simple: water damage remains the largest property exposure facing community associations. A modest investment in preventative maintenance and planning today can help avoid substantial repair costs and disruptions tomorrow.
