Every spring I see a number of our communities come together and take on small clean up projects around the area. This allows me the opportunity to see the buildings for what they are – homes. It might be a second home or rental home, but there is still time, effort and money allotted to make the home and community a nicer place.
As you probably expect, a lot of these activities include:
- Mulching
- Planting
- Trash clean up
- Light painting
- Clean light fixtures or replace light bulbs
Condominium managers are often warned about the potential dangers of having volunteers working on the building, and the potential for them to be hurt while doing work for the association. Volunteers are not typically covered under workers compensation policies and some of the smaller condominiums do not have employees.
Volunteers doing condominium work can be covered by a workers compensation policy. The cost in Maryland is approximately $570 per year. This policy can also cover contractors who have failed to maintain workers compensation.
