In a unanimous vote, the Montgomery County Council passed a bill that will allow homeowners to offer rooms in their homes for rent.
The maximum number of people allowed per property is six adults, with a maximum of 2 adults per room, for up to 120 days if the homeowner is not present. If the homeowner is living on the property, rentals can be year-round.
The bill would require homeowners to notify their neighbors if they are applying for a license, and homeowners associations would have the right to appeal or challenge the issuance of a license. The bill goes into effect in July of 2018.
The Council ruling only applies to those jurisdictions that fall under County zoning rules. The communities of Brookeville, Poolesville, Laytonsville, Rockville, Barnesville, Gaithersburg and Washington Grove are not affected.
